Gutters in Annaville
Annaville is one of the neighborhoods on Corpus Christi’s northwest side, between Calallen and the older central city. Many homes here are practical single-story houses, and many never got full gutter systems.

Where Annaville sits
The Handbook of Texas says Annaville was established in 1940 by Leo and Anna Stewart of Corpus Christi, who divided their land into lots, opened a store and named the site after Anna. It grew up on State Highway 9 at Violet Road just southeast of Calallen, had a reported 240 residents and twelve businesses by 1952, and was annexed by Corpus Christi in the mid-1960s (Handbook of Texas: Annaville). It is now listed among the city's neighborhoods along with Calallen and Flour Bluff (Wikipedia: Corpus Christi). It lies on the city's northwest side, inland from the bay and closer to the Nueces River corridor than to the beaches. That position sets the tone for gutter work: moderate salt, more open land and wind across fields and wide streets.
Homes that never had gutters
A lot of Annaville homes are single-story slab houses, and many have no gutters or only short runs over the front entry. That works until a tropical rain sends water sheeting off every eave. NOAA normals show September averaging about 5.4 inches at the Corpus Christi airport, the wettest month of the year (NOAA NCEI 1991–2020 monthly normals, Corpus Christi International Airport). Without gutters, the result is splashed brick, eroded beds, muddy walkways and water against the slab.
Adding a full system is straightforward on single-story homes. Planning matters more than metal:
- Measure the roof area that drains to each side. Texas A&M AgriLife counts the footprint plus overhang (Texas A&M AgriLife Extension, Rainwater Harvesting: Catchment Area).
- Size downspouts at about one square inch per 100 square feet of roof (Texas A&M AgriLife Extension, Rainwater Harvesting: Conveyance (gutters and downspouts)).
- Decide where each downspout can discharge without pooling or running into a neighbor's yard.
- Check fascia condition before hanging anything.
Wind across open ground
Annaville's mix of residential streets and open land lets wind build without much shelter. Gutters on exposed sides of a house take more load. Hidden hangers at close spacing and well-strapped downspouts keep things in place through fronts and tropical storm gusts. Spike-hung systems on older homes are worth re-hanging.
Partial systems
Some owners want gutters only where water causes problems: over doors, patios, the garage and the side yard where water pools. That is a valid approach. The important part is that every collected drop ends somewhere harmless, not at the corner of the slab.
Cleaning and debris
Yards with live oaks follow the spring cleaning calendar. Homes with few trees still collect shingle grit and wind-blown debris from open lots, so an annual cleaning and downspout flush keeps the system working.
Typical Annaville requests
- First-time seamless gutters on single-story slab homes.
- Gutters over entries, patios and garages.
- Re-hanging older spike-hung runs.
- Downspout extensions on level yards.
- Annual cleanings.
Homes from several decades
Since Annaville started as lots sold off in the 1940s and kept growing after annexation, its housing spans many decades. Older homes may have narrow eaves and original fascia that needs inspection before gutters go up. Newer houses usually have wider overhangs and vinyl or aluminum-wrapped fascia that takes hangers well. On either, a quick look at the roof edge, drip edge and fascia during the estimate visit avoids surprises.
Material notes
Because Annaville sits inland, standard seamless aluminum with compatible fasteners usually performs well. Heavier gauge is optional rather than essential, and color can be chosen to match brick or trim. For homes with low-slope porch roofs or carports, a wider 6-inch trough can help catch the fast sheet of water those surfaces shed in a downpour.

Annaville gutter questions
My Annaville house has no gutters. Is it worth adding them?
Usually, yes. Gutters with planned downspouts stop splash-back, bed erosion and water pooling at the slab during heavy rain. Single-story homes are among the simplest to equip.
Can I add gutters only over the doors and patio?
Yes. Partial systems are common. Make sure each downspout discharges away from the house and walkways so the water does not just move to a new problem spot.
Do I need heavy-gauge gutters inland?
Not necessarily. Annaville has less salt exposure than bayfront areas, so standard seamless aluminum with compatible fasteners typically works well. Exposed, windy elevations may still benefit from a heavier gauge.
Where should downspouts drain on a level Annaville lot?
Toward the lowest part of the yard or the street edge, away from the slab and walkways. Extensions of several feet, splash blocks and rain barrels are simple options. Buried lines need enough fall to drain completely.
How do I keep gutters on in strong wind?
Hidden hangers at close spacing into sound fascia, corrosion-resistant screws and downspouts strapped every few feet. Older spike-hung gutters are worth re-hanging.
